EICR Guidance for Landlords – because in 2022, it’s a legal requirement! In May last year, the second deadline for Electrical Installation Condition Reports was put in place, meaning all rental properties (and homeowners) must comply with legislation surrounding electrical systems.

Whilst this has been in force for the better part of 8 months, we continue to come across properties failing to meet these specifications. So, we decided to create a blog post providing EICR Guidance for Landlords and Homeowners alike.

What is an EICR?

An EICR or an Electrical Installation Condition Report is an assessment, completed by a qualified individual (usually an Electrician). This assesses the safety around a home’s electrical components and systems to ensure they follow up-to-date U.K. regulations.

These reports must be completed every 5 to 10 years and help to detect any damages, defects or deteriorations to a properties’ electrical systems as well as prompting recommendations for any given issues.

Landlords have a particular obligation to their tenants when it comes to Electrical Installation Condition Reports. It is their lawful duty to ensure the tenant is in receipt of a compete EICR that has passed all required checks within 28 days of issue.

This is a requirement that can not be ignored. As a Landlord, you must ensure this is carried out regularly (usually lasting 5 years) and that this is kept up to date. Failure to obtain or follow these guidelines could result in a hefty penalty – with an issuable fine of up to £30,000.

EICR Guidance for Homeowners

Homeowners are not required by law to retrieve an EICR unless their property has had ‘notifiable’ electrical work carried out since 2005. With this in mind, do you really need to get one? Before buying a property, it is possible that a buyer may request information as to whether an up-to-date EICR is in place. This gives them an overview of the electrics and its condition throughout the property.

Whilst this is an occasional occurrence, being prepared is always the way forward. Even if you’re not looking to sell, it doesn’t hurt to have extra peace of mind about your property. Take pride in the home and its structural condition – something that usually goes amiss in home renovation and maintenance projects.

Cost of an Electrical Installation Condition Report

The cost of an EICR will vary depending on the company that you choose as well as the size of the property that requires inspection. Typically speaking, the price to conduct an EICR for a 1 bed flat ranges upwards of £150 across the UK, with additional charges applicable per room. Whilst prices around this particular service may ebb and flow throughout the country, a quality service is crucial.

Here at Electric11, our prices start from £180. This is the standard charge for a 1 Bedroom Flat, with any additional Bedroom/Shed/Garage/etc charged at an additional £25 per room.

Throughout the visit, the attending electrician will complete a thorough, 7 page report before having this signed off by a qualified supervisor to ensure the report is accurate. At the end of the process, once payment and any work needed is carried out, we’ll issue you with a copy of the report.
